Installation of Temporary Mobile Homes On Lots During Remediation
Homeowners whose homes are being remediated due to the Chinese drywall problem may be eligible to install a temporary mobile home (TMH) on their lot while the work is in progress.

The Land Development Code Section 6.11.95 requires the following:

  • The TMH must be placed behind the proposed location of the permanent residence.
  • The TMH must be screened or separated from public view through the use of open space of a distance equal to one-half the lot width requirement (in other words, if the minimum lot width requirement is 70 feet, an distance of 35 feet is required).  If open space cannot be provided, screening is required.
  • TMHs must be skirted and tied down in accordance with State standards within 30 days of approval.
  • The property owner must apply for and receive a building permit and begin the construction of the single family dwelling within three months of the approval date of the TMH.
  • TMH approvals are approved for one year, with the potential for one extension.

Conditional Use applications are required and available at County Center, 20th Floor, 601 E. Kennedy Blvd., downtown Tampa and online at hillsboroughcounty.pgm/zoning.

  • The required fee for a Conditional Use Permit application is $105.00.
  • The submittal requirements for a Conditional Use Permit are as follows: (1) fee, (2) the completed application, (3) affidavit to authorize agent (if needed), (4) a completed property information sheet (part of the application packet), (5) a copy of the recorded deed for the property, (6) a written legal description, (7) general location map, (8) site plan of the property (to include the proposed TMH location with setbacks), (9) an aerial photograph (available from the 21st Floor of County Center), and any supplemental information the application wishes to submit.
  • Please note, once a citizen receives a Conditional Use Permit from the Planning & Zoning Services Division, they will still need to obtain any required building permits from the Building Services Division.

For more information about TMHs (while constructing) and/or application assistance, citizens can contact a Planning & Growth Management Zoning Counselor at (813) 307-4739 or talk to a staff person at County Center, 20th Floor, 601 E. Kennedy Blvd., downtown Tampa.
